Ben’s Place
Unit 95, 10 Murphy Ct., Everton Park Queensland
Hi Ben, I’m here to help you sell your property!
I’ve been selling properties in Upper Kedron and surrounds for 15 years now. I’ve sold hundreds of properties like yours and have a proven process for getting quick results. After reviewing your Property Profile I know I could help you sell your place for a price well above your target price… and quickly!
Diamond in the rough
We do a lot of work in Upper Kedron and most sales we see are in the $0.9M to $1.3M territory. 4 bedroom, 2 bathroom, 400-500m2.
Your house is a completely different territory. An unheard of 1,600m2 of land. Gorgeous views. Private fire pit area in the bush. Generous and spacious deck. Modern, luxurious fittings. It’s the kind of house we’d expect to see in Ascot, but with LAND.
We don’t foresee any issues with you selling for at least $1.4M. We actually expect we could sell this north of $1.6M at auction, which would set a record for the suburb.
We have the network, contacts and a diligent sales process to help make this a reality for you. We’d love the opportunity to talk you through this and help you get the price for this property that you deserve.

- Ensure the front yard and entrance are tidy and welcoming. Consider landscaping touch-ups, a fresh coat of paint on the front door, and adding potted plants or a new welcome mat.
- Repair any visible exterior damage, such as cracked pathways or peeling paint.
- Remove personal items like family photos, memorabilia, and personalized decorations to help potential buyers envision themselves in the space.
- Declutter rooms to make them appear larger and more inviting. This includes removing excess furniture and personal items.
- Use neutral colors for walls and major furniture pieces to appeal to a broader audience.
- Add small pops of color with accessories like cushions, artwork, or plants to create a welcoming atmosphere.
- Accentuate unique property features, such as a fireplace, balcony, or swimming pool. Ensure these areas are clean and well-presented.
- Arrange furniture to showcase the usability and spaciousness of each room.
- Maximize natural light by opening curtains and blinds during viewings.
- Ensure all light fixtures are working and consider adding lamps to brighten darker spaces.
- Clean and declutter kitchen countertops, leaving only a few decorative items.
- Ensure bathrooms are spotless. Consider adding fresh towels, a new shower curtain, and quality toiletries for display.
- Fix any minor issues, like leaky faucets, squeaky doors, or loose handles.
- Apply a fresh coat of paint where necessary, especially in high-traffic areas.
- Stage each room to suggest a desirable lifestyle. For example, set the dining table elegantly or arrange outdoor furniture invitingly.
- Use scents subtly, like fresh flowers or baked cookies, to create a pleasant and homely atmosphere.
- If applicable, provide a professional floor plan to help buyers understand the layout.
- Consider virtual staging for online listings, showing potential furniture arrangements and design options.
